Our main focus at Thornton is the sourcing and identifying of development sites on behalf of retained clients and established partners as a Land Consultant. Our priority is to source off market, direct to landowner sites for residential, care and retirement developers. Our extensive landowner knowledge and tenacious approach make us ideal for sub-contracting out land sourcing responsibilities too.
Care & Retirement
The businesses main operation is representing Barcroft Estates in its search for appropriate Care sites. We are interested in 1 – 5 acre sites for solely care or care led mixed use developments. Where Barcroft Estates do not have a requirement, then Thornton are happy to deal with other established care developers where appropriate.
We are also doing work actively engaging with agents and promoters who have residential sites which are also suitable for other uses such as care. Far too often residential development sites are brought forward with the sole use of housing. Where there is a good main road frontage and positive need for care uses, many residential developments proceed without consideration for these alternate uses. Although their inclusion may be a fraction of the residential development value, there possesses an opportunity for the developer to recoup expenditure early, drastically helping the Internal Rate of Return (IRR) and increasing the Return on Capital Employed (ROCE), inevitably improving the end receipt.

Having worked for national house builders and promoters, our founder Will Stuart has extensive industry knowledge of what constitutes a promising residential opportunity.
