In addition to offering services to other organisations, Thornton also promotes its own sites through the planning system on behalf of landowners and clients.

What is land promotion?

Land Promotion is when a business such as Thornton partner with a landowner to achieve an Outline Planning consent to sell on the open market. It involves submitting representation to the Local Planning Authority (LPA) discussing the suitability and availability of the land, with the aim of having it included as an allocation within a Local Plan.

There may also be opportunities to submit planning without a formal allocation, when an LPA has a shortfall of housing land. This is typically when the LPA have failed to allocate enough to hit the government targets.

What is a promoter?

We, the Promoter, don’t buy or develop the land. We spend our capital at risk with the end goal of achieving planning consent. We enter into a Promotion Agreement which splits the end profits between landowner and promoter.

What are the benefits?

The benefit to the landowner is how low risk a promotion strategy is. There is no cost, effort or expense for the landowner, who can continue to use the land as they were previously doing. All of this responsibility is laid at the feet of Thornton who manage the whole process from start to receipt. Once planning permission is secured, we will manage the onward sale of the land to a developer, ensuring maximum value is obtained.
